April stayed very strong with sales units for the month up 37 percent and year to date 35 percent. We sold 1698 units and we listed 1225 so we need to all work hard at replacing the inventory. Closings are up 22 percent for the month and 32 percent for the year. Also good news is that our average sale price is beginning to climb again which is very welcomed. This has been the best Spring market in 5 years and it is up to us to keep the peddle to the metal! Nationally inventories are down to a 6.3 months supply and we are right there with everyone. That is why we are seeing multiple offers on a great listing. He who has the listings can control the game board!
New home starts the first 4 months are up nationally 17 percent and some of our markets even more. Spec homes are selling as fast as they are put in the ground. You and I have to talk right up front in the first buyer interview as to the pros and cons of a new home and make sure we suggest new as well as resale because if you don’t they will on a beautiful day like today stumble into a fabulous sales center and leave you on the outside looking in. If every a buyer needs a buyers agent it is with new construction!
